We will set up a free initial consultation where we will ask you questions about the property and answer any questions you may have about the sale transaction. We will then prepare a retainer agreement whereby we will clearly set out our legal fees to carry out the transaction. In most residential real estate transactions, we charge a flat rate for representing the seller. Once our retainer agreement is signed, we will ask you to provide us with various documents or information such as your current mortgage number, tax bill, IDs, and other necessary information. Once we have the necessary information, we take on responsibility for meeting deadlines and completing the transaction on time. After the finalization of the transaction, we will provide you with a copy of all documentation with a report that sets out how funds were received and disbursed.

WHAT ARE THE STEPS IN A SALE TRANSACTION?

STEP 1 – After our initial consultation, we will provide you with a retainer agreement that sets out the boundaries of our engagement on your sale transaction including our fee and responsibilities. Once the retainer agreement is signed, we will begin collecting the necessary information and documentation related to the transaction.

STEP 2 – We will review the Agreement of Purchase and Sale and respond to the seller’s requisition regarding the title of the property. If there are issues with title that require our attention, we will attend to them prior to closing to ensure we are ready to finalize the transaction.

STEP 3 – We will prepare the necessary documentation including financial documents related to your transaction and send them to you in advance for your review and approval.

STEP 4 – We will arrange a remote or in-person meeting with you during which we will explain the transaction, sign documents and answer any questions you may have about the closing.

STEP 5 – On the day of closing, we will exchange closing documents and funds with the purchaser’s lawyer and disburse funds as necessary.

STEP 6 – Once the transaction has been completed, we will provide you with a copy of your documentation with a final report confirming the finalization of the transaction.
